  • Hairline or stepped cracking running through render
  • Hollow-sounding sections when the elevation is tapped
  • Masonry paint flaking, blistering or fading unevenly
  • Tide marks or staining at low level suggesting trapped damp
  • Green algae or black biological growth on north-facing elevations
  • Visible separation between render and substrate at edges

Which render system is right for my property?

It depends on the age of the property, the substrate, exposure and the appearance you’re after. Period properties built in lime mortar perform best with lime render or a breathable silicone system. Modern blockwork extensions can accept monocouche, silicone or sand-and-cement. Properties prone to settlement need a flexible silicone-based system rather than a rigid cement render. We recommend the appropriate specification on every survey.

Do you work on period and listed buildings?

Yes. We carry out lime render and lime-compatible masonry paint systems on conservation and period work as standard. Where a building is listed or sits within a conservation area, the specification is matched to the requirements of the local planning authority, and we can liaise with conservation officers as needed.

How long does a typical rendering project take?

A small repair or single elevation in masonry paint may complete within a few days. A full-house re-render in silicone or monocouche, including scaffold, preparation, base coat and finish, typically runs to two to three weeks depending on weather, drying conditions and the size of the property. Programme is confirmed in writing as part of the quotation.

Can you re-render and insulate at the same time?

Yes. External Wall Insulation (EWI) is installed in a single programmed package — insulation boards fixed to the existing wall, then base-coated, mesh-reinforced and finished in silicone or monocouche render. This is especially worthwhile on solid-wall Victorian and Edwardian properties, where it lifts thermal performance significantly without losing internal floor space.

Are quotes free, and is there any obligation?

Yes — quotes are completely free. There is no charge for the site visit, no obligation to proceed, and no follow-up sales pressure. Most rendering and painting projects can be priced within a few working days of initial contact.

Are you insured, and is the work guaranteed?

Every project is backed by £1 million of public liability insurance as standard. Workmanship is guaranteed in writing on completion, and manufacturer warranties on branded render systems apply in addition — typically running between 10 and 25 years on systems like K-Rend, Weber and EWI Pro.

Is the work subcontracted?

No. Render, masonry paint, lime work and EWI are all delivered by our own tradesmen. That keeps the standard consistent and means there is no dispute over responsibility if something needs revisiting.
